On the coast of Jamaica, it looks like a new paradise is rising.
We're talking about a 740 acre luxury development. The Emerald Roaring River promising a worldclass modern residential community and a welcoming economic boom for the island nation.
This development showcase sophisticated homes fit for a luxurious lifestyle with serene environment all designed to create a tropical oasis.
This is a story of a high state gamble where the future of Jamaica's pristine ecosystem and local communities hangs in the balance of the Jamaican people, some of whom endorse the development and some are bothered by the disturbance of sacred land.
So what is the project? It is called Emerald Roaring River. A massive master plan community taking shape in Mame Bay, St. Ans, right on Jamaica's famous north coast.
The developer is a name that keeps popping up in some of Jamaica's biggest projects, China Arbor Engineering Company, or tech. This isn't just another housing subdivision. It is a skeleton of a sprawling new residential and lifestyle community.
The plan includes hundreds of homes from detached villas to multi-story apartment complexes ultimately meant to house thousands of new residents. The Emerald Roaring River development presents itself as a tropical paradise getaway with a clubhouse, sports facilities, commercial spaces, and walking trails. The blueprint for a very ambitious development.
From a real estate perspective, the location is a dream. It is just minutes away from the tourist hub of Otterayas, a major attraction hub where you'll find places like Dun River Falls, Dolphin's Cove, and Mystic Gardens along with Jamaica's most beautiful beaches.
The first phase of 69 detach homes with price tags hitting nearly half a million dollars US reportedly sold out quickly.
This isn't just about building houses.
It's about creating a high-end lifestyle community. But the land it sits on is where the story gets complicated.
This wasn't just a simple open market sale. The root of this project seems to stretch back over a decade. A deal that will reshape Jamaica's landscape in more than one way. To understand how this prime real estate likely ended up in the hands of a Chinese state like company, you have to go back to one of the biggest infrastructure project in Jamaica's recent history, the North South Highway. The government desperately needed this highway to connect Kingston to the north coast, but ran into trouble with the original contractor.
Czech was called to finish this highway, and they proposed a deal. They would finance and build the highway. In return, the Jamaican government offer a 50-year concession to collect tolls along with lands.
Report at this time stated that approximately 1,200 acres of stateowned land were a part of the compensation for the highway construction.
This land is in lie of cash to allow the massive project to move forward.
The highway got built and it's been praised for a slashing trouble times.
Now years have now passed and the deal is now bearing fruits. This transfer included 740 acres of lands in Mamame Bay. This deal came with conditions and the story goes that Czech had to develop the land not just sell it or hold on to it. They had to build Emerald Roaring River is a housing development offering modern villas, apartments, and exclusive amenities in a tropical gated community. It will combine luxury living for either a permanent home or vacation retreat as a premium residential development in Mamame Bay, St. An's, Jamaica near Oarayas. The site is subdivided into six phases, each one contributing a different design and lifestyle to match your inner feelings. Phase one includes 69 villas and 47 condominiums crafted with modern design, luxury finishes, and a functional layout. These properties will cater to both permanent residents and vacation owners. pillars as as follow. Modern three-bedroom, three-b detached homes with sophisticated finishes. The layout is ground floor houses two bedrooms and two bathrooms with a master suite upstairs.
The apartments/c condos has one to two bedroom units with one to two and a half bathrooms, open floor plans, expensive windows and balconies. Phase 2 will extend this idea southwards combining 26 detach houses with 112 town houses creating the first sense of community clustering. small group of homes, intimate streets, and shared green pockets. Phases 3 to six found out along the curve of the river, introducing more detached dwellings as the terrain rises and falls, culminating in the southern reaches with 98 detached homes that overlook expanses of Green Parkland and the river corridor itself.
In total, the plan will have 832 residential units, a combination of apartments of 188 units, town houses 186, and the 458 detached houses. Commercial spaces is modest, just 4.8 8 acres or 2.7% of the land reflecting an emphasis on residential quality rather than retail density.
