Ladies and gentlemen, welcome back to channel Jack Ram here realtor at Simply Vegas showing you today plan three at Aberdeen collection one.
We have in front of us 2,279 square feet, four bedrooms with one bedroom down, uh three bathrooms and a two-bay car garage.
This will be the front of the house.
This is your front courtyard. In the back we have your two-car garage.
There's a little bit of a backyard as well.
And this is built by TriPointe in Summerlin West. One of the most desirable locations here in the Las Vegas Valley. We are about 3,500 ft above sea level, which is about almost 1,000 ft uh higher compared to the strip.
And uh we have a great location, great school districts, all that good stuff. You guys want more information, check out my video tour of Summerlin West where I go through the neighborhood. [music] It might be a one or two years old, but it'll give you an idea of what you're going to buy.
Uh as far as this plan it starts at $740,000.
That is the base price. Plus you have to add lot premiums that range anywhere between 10 to $50,000. They have some really good views in these uh lots. I mean some specific lots might be a little bit more than than 50, but what that's what I've been seeing right now with their spec homes at the time of this video.
As you walk in, this will be your private courtyard. You can see you have a 3-ft high fence. That's going to come included.
And not all the landscaping, but most of it here underneath the covered patio will be included.
And we did have this upgrade of this terracotta tile.
Now that that that will be your front door and this one leads you to the backyard. So all of this front courtyard and back courtyard are going to be connected giving you some outdoor space, which is very nice and hard to find in the Summerlin West location. And that's what Tri Pointe does very well.
They make sure they use all the square footage possible that they can use when it comes to the lots. You're using every inch here. And you'll get still a two-car garage with a two-car driveway. That's not always the case, especially on the bigger collections because there's not enough room on the lots for uh for a driveway.
But this collection does have it.
And yes, the base price is 740.
Then after upgrades, people have been putting in 60 to 70,000 dollars for this specific floor plan, which relatively speaking for Tri Pointe, that's not much as far as upgrades cuz it gets pretty expensive. But they have been including a lot of things here in the Summerlin location, so that's why uh not much is needed. As you walk in, you'll see your living room space, dining, kitchen.
And then on to the right side, we have the separation with your bedroom downstairs.
You're going to notice 9-ft ceilings on both floors. There's no option for the 10.
This is a walk-in closet and it goes underneath the stairs.
Bedroom downstairs is approximately 10 by 12.
8-ft doors throughout the house.
You have the full bathroom.
Single sink, fiberglass pan, and walk-in shower that's not included. It comes This This would be about a 2,000 dollar upgrade, but then you have the tub and shower combo included.
This specific one has all the tile surround also as an upgrade.
Fireplace is It's an upgrade.
They only offer the electric version.
Living room is space is spacious. Love the L-shape style uh floor plan. Probably my favorite floor plan out of the three. Just very very nice. And then with this extension which I love, it really completes this kitchen and makes it look even bigger than what it actually is.
Uh which is already a good size.
As far as the included options, you get a free range stove, but this one has been upgraded to the cooktop and built-in oven underneath.
You can also opt for a canopy hood if you want.
Not many people like this microwave above the oven.
Some people are okay with it, but in this price range, this neighborhood, I would argue you need something a little bit like a canopy hood or something.
Refrigerator not included.
Good size island. We have four seats.
We're looking at living room space.
Love the accent walls that they put in here.
And the dining room is spacious, too.
When you add this extra extension here, which you don't have to do, it kind of takes away a little bit of space from the dining room, but it still leaves you with a good size dining room. And then this is about a foot and a half sticking out versus the included uh would be nothing. And I do like it that they put in a little bit an extra foot an extra half a foot of recess cabinets. That way it gives you a little bit more space here in this dining room.
This will overlook the front yard, the front private courtyard.
And then that will be the window looking outside.
As far as the downstairs you also get your access to your garage.
Let's see what's out here. Gives you an idea.
Sorry for the mess. They're still working on everything, but you know, two-car garage has two feet on each side, so it's a spacious garage. 22 feet and 21 or so in depth.
And then another thing that they did is they added some extra space for your water softener. The tankless water heater is on this side.
And you have some extra storage space right here.
All of these homes will come with the electrical panel inside the garage, irrigation system.
Um yeah.
Not bad.
Your pantry. This one they upgraded.
Usually it comes with just wooden shelves.
They did a custom option for this model home.
Great job they did with this house. Love the rich, warm colors combined with the modern green that they put in.
And having a bedroom downstairs, that's really nice. It's already included in the base price, so it's not an upgrade or anything.
And you get the full bathroom as well outside.
This is all going to be included.
Yeah, so base price is 740. Most people have been you're probably going to you're going to see this house around the 800 mark for some of their quick move-ins with some upgrades in it already.
Uh although they will have some exceptions of some lots that maybe have some nicer views that are going to be in the low 800s, like 8 to 830, 840.
As you go up, you'll see your loft. It's a good size loft.
And I kind of like this, although it's only a love seat here.
But this built-in is not included. You would have to upgrade it with their design center.
Lots of windows up here in this loft.
And so you're getting four bedrooms and a loft.
And here is your laundry room.
That's what it comes included. You can upgrade the cabinets.
And window also in here.
First room is your primary bedroom.
It's a great size. It's approximately 16 by 14. This will go out to the balcony.
Let's go see what we have out here.
Balcony is going to come included.
It's a great size balcony. It The on this side of the neighborhood, it's going to overlook the Sorry, the uh the townhomes by Richmond American Homes.
And then behind it, you can see the strip views.
>> [snorts] >> So, you'll get strip views on this side.
On the other side of the neighborhood, either on this side or in the back, you'll get the mountain views behind these homes.
Nice outdoor space.
So, with land being so expensive, they were able to squeeze every inch of the land out of these specific models.
This one has a custom closet as well, but it's a good size closet.
And then your primary bedroom bathroom has your double sinks.
Upgraded these full overlay cabinets with the soft close.
Sure, we'll have the Oh.
No soft close on the drawers. That's something you can upgrade yourself at the design center, although it does get expensive.
Then you can see here tile.
This is the what they call the super shower.
The included one is what they include um what they showed on the first model, which is the plan one. I'm going to leave a link up there, so you can check it out. But it's pretty much a fiberglass pan right where you see this pan.
And then this will be just open.
And then you will have a tile surround with a thinner glass. This one thickens up the glass to 3/8 of an inch with the upgrade. Gives you more tile.
Makes it really nice with the waterfall the Sorry, the uh rainfall shower head.
But yeah.
That's your primary bedroom balcony.
So, we're at 740.
Plus upgrades and all. Yeah. Anywhere between 800 to 850 is what you're going to be at with this specific home.
And sliding door closet. We have 8-ft doors throughout the house. 9-ft ceilings throughout the house.
Good size room. This one is approximately 10 and 1/2 by 11.
This one seems to be about the same.
It just has this extra space up front where you can put a dresser, which does make a big difference.
Makes it feel a little bit bigger this room.
So, this will be the favorite child's room.
And here we have sliding door closet, too.
Little bit bigger closet.
This will be your shared bathroom.
Two sinks.
And the fiberglass enclosure.
And a linen closet.
